PROPERTY MANAGER

We currently have an opening for a Property Manager role. We are an established property agency and have been focused on Birmingham City Centre for more than 15 years. We manage residential apartments on behalf of private landlords and so you will be liaising with city centre clientele.

Overview of Property Management

  • Manage your own portfolio of properties
  • Ensuring all reported maintenance faults are logged and dealt with swiftly
  • Tenants are regularly updated with progress on maintenance jobs
  • Tenancy renewals
  • To arrange renewals of safety certificates, making sure that all managed properties comply with current legislation
  • Booking/carrying out property inspections
  • Liaise with our Lettings Team to ensure a smooth move-in process for tenants
  • Liaise with contractors to ensure maintenance issues are addressed
  • Negotiating disputes or issues between landlords and tenants
  • Invoices are uploaded upon receipt to ensure quick payment

 

 

LETTINGS NEGOTIATOR

Due to expansion we are searching for a driven and ambitious Lettings Negotiator with excellent telephone skills, a hunger to succeed & personal ambition.

The individual must have a passion for property with an up-to-date understanding of market trends, property values and an awareness of the local competition.

What makes us different? Our lettings negotiators enjoy a varied role and gain experience in dealing with a substantial portfolio, including some of the most desirable high-end properties across Birmingham City Centre.

About the role

 The role will involve the following tasks:

  • Qualifying & registering new applicants
  • Maintaining records on internal databases, as well as handling enquiries received by internet & telephone in a professional manner
  • Organising & carrying out viewings in line with company’s code of practice
  • Maintaining regular contact with landlords and applicants and recording all communication
  • Negotiating any offers received
  • Working closely with Head of Lettings & Directors to identify new business opportunities
  • Meeting and exceeding property instruction targets
  • Ensuring that you are up-to-date on lettings legislation
  • Must demonstrate excellent customer service and sales skills. In addition to that must possess:
  • Outstanding organisational and prioritisation skills
  • Excellent written and verbal communication skills
  • The ability to build rapport quickly and influence people you’ve never met previously
  • Previous experience within a negotiator role or in a sales environment is essential
  • Good understanding of Birmingham’s residential property market
